This Chertsey property presented a well-worn engineered oak floor that had lost its lustre over many years of family use. About the project

The engineered oak floor had been installed in the 1990s and showed significant wear patterns in high traffic areas. The finish had become patchy and dull, with visible scratches and water marks throughout. The owners were understandably concerned about the cost of replacement, so we discussed the option of sanding and refinishing as a more economical solution. Once they understood the transformation possible, they committed to the full restoration.

Our approach involved careful assessment of the floor's condition before starting work. Engineered floors require a lighter touch than solid wood because the veneer layer is thinner, typically 2mm to 4mm depending on the product. We used 80 grit to start, progressing to 120 grit and finishing with 150 grit to achieve a smooth surface ready for the lacquer. The dust extraction system ran throughout, minimising disruption to the rest of the house. After sanding, we applied two coats of water based lacquer, allowing proper drying time between coats. The finish provides a matt appearance that suits the contemporary décor the owners were moving towards.
